Archuleta county taxes

Archuleta County property valuations are out and they may be different then anticipated.  Property sales values have seen an unprecedented increase over the last few years in many regions – and SW Colorado is no exception.

New information has been sent to property owners and is available on the Archuleta County website detailing property valuations as of June, 2022. And for the first time, the county has listed a “projected” current year tax estimate based on the listed valuation.

This projected 2023 tax amount does not include legislative relief that was passed in 2022, nor does it reflect a Mill Levy change (which will be decided on in December), so they should be considered only to be an estimation.

If you do feel that your valuation is incorrect, you have the option to appeal prior to the June 8th deadline.  We have laid out information on projected property taxes and the Appeals Process below.  Should you have any questions, Galles Properties Brokers are available to assist.


2023 Taxes Have Not Been Determined Yet

While the County has listed property valuations on the website, taxes listed are hypothetical numbers reflecting how they would be calculated if everything stayed the same as the previous year.  Which is not the case.  Last year state legislation was passed to reduce the Property assessment rates and provide valuation credits.

Listed 2023 taxes do NOT reflect Colorado legislation passed in 2022 reducing property taxes, and the Mill Levy rate will not be set until December.

Per Archuleta County:

“If your value has increased, it is not a direct correlation to a tax increase. There are several factors that are used to determine the final tax amount. These factors are property tax rates, the special districts mill levy, and property tax exemptions. Colorado Legislature has also provided an actual value exemption of $15,000 per residential property, and $30,000 per improved commercial property for tax year 2023, payable in 2024. For tax year 2023 the state has lowered the assessment rates for residential and multi-family to 6.765. Vacant land, commercial, and industrial to 27.9, and agricultural to 26.40.”

There is also additional proposed legislature in Colorado being considered that has the intention of reducing property taxes for the long term, which we will all be watching carefully to see how it all plays out.


The Appeal Process

Valuations can be appealed between May 1st and June 8th. Here are the steps:

  1. Contact us to request market comps for your property from 7/1/2020 to 6/30/22 and gather any additional documentation you may have, including any recent appraisals.
  2. It is recommended that you call the Assessor’s Office, 970.264.8310, to reserve a 15 minute appointment  to discuss your valuation. Be sure to bring any comps and documentation you have gathered to your appointment.
  3. If you do not complete your appeal at your appointment, or do not make an Appointment, you can email your appeal to assessor@archuletacounty.org or mail your appeal to P.O. Box 1089, Pagosa Springs, CO 81147. It must be postmarked by June 8th. You can also drop it off at: 449 San Juan St. no later than June 8th.
