Pagosa Lakes

PAGOSA LAKES COMMUNITY IS A COVENANT-CONTROLLED NEIGHBORHOOD THAT IS COMPRISED OF MORE THAN 6,600 PROPERTIES IN 27 UNIQUE SUBDIVISIONS, AND IT IS SPREAD OVER 21 SQUARE MILES.

Pagosa Lakes offers a wide range of amenities for its residents and visitors. As an unincorporated planned community, it is governed by the Pagosa Lakes Property Owners Association (PLPOA). This community spans approximately 14,000 acres of picturesque rolling terrain, encompassing over 20 subdivisions, along with various condominium and timeshare properties.

This is also the population center of Archuleta County, making it a vibrant and lively area with numerous services and facilities. One of the highlights of Pagosa Lakes is its five man-made lakes. Four of these lakes are stocked each spring with trout and bass, making it a haven for fishing enthusiasts. Fishing regulations adhere to the current Colorado state guidelines.

While jet skis and motor boats are not permitted on any of the lakes, residents and visitors can enjoy a range of other recreational options. Swimming, however, is not allowed in the lakes.

For those seeking swimming opportunities, the Ralph Eaton Recreation Center offers an indoor pool along with a hot tub. The Rec Center also boasts a well-equipped weight room with exercise machines, as well as a 1,500 sq. Ft. General-purpose room for fitness classes. Additionally, there are two courts available for racquetball, handball, volleyball, and basketball. Outdoor amenities include a sand-volleyball court, a small playground, a picnic gazebo, and a basketball court. The Rec Center provides locker room facilities and family changing rooms. Access to the Rec Center is available to property owners and their guests at affordable prices.

Sports enthusiasts will delight in the presence of a twenty-seven-hole golf course that winds through the lower lakes area. Nature lovers can take advantage of the developing trail system throughout Pagosa Lakes, offering walking, hiking, and jogging paths to explore the scenic surroundings.

For shopping and daily needs, the Village Center located at the south end of Pagosa Lakes serves as the central hub. Here, residents and visitors can find a supermarket, gas stations, a variety of dining options ranging from fast food to fine dining, coffee shops, veterinary services, a liquor store, gift shops, and other essential services. The Pagosa Fire Protection District provides fire protection services to the community and law enforcement services are provided by the Archuleta County Sheriff’s Department.

Pagosa Lakes offers a plethora of amenities to cater to the diverse needs and interests of its residents and visitors. From fishing and recreational facilities to a vibrant Village Center for shopping and dining, along with a strong focus on fitness and well-being, this planned community provides a wonderful mountain lifestyle for all who call it home.

There there are restrictions in the different subdivisions within Pagosa Lakes. These restrictions are outlined in the Declarations of Restrictions, which are unique for each subdivision and may have some variations. You can find more detailed information about these restrictions by visiting the PLPOA website, where the Declarations of Restrictions are available for review.
