			<content:encoded><![CDATA[<p>The Galles Properties real estate team held its annual Planning Retreat in February &#8211; a great chance to regroup after a busy end-of-the-year selling season and chart a plan of action for the year ahead.  Together, we celebrated the addition of <em>Chris Liverett</em> to the Galles Properties roster &#8211; as well as the election of <em>Lindy Moore</em> by the Pagosa Springs Area Association of Realtors as the <strong>2011 Realtor Of The Year</strong>.</p>
<p>2011 held many more positives for the Galles Properties family of brokers.  Together, the group <strong>led the Pagosa Springs real estate market in all major categories</strong>, including total volume sold, total volume sold priced over $500,000 and total volume sold priced over $1 Million. <strong>In fact, Galles Properties sold 56% of all properties closed over $1 million in the area.  With 2011 now in the books, Galles Properties has sold over $79 million more in sales volume than our closest competitor since 2006.  </strong></p>

For this time of year we have some great snow. The trails are looking great from all the people going up with the rental company’s and we have powder to play in everywhere.</p>
<p>I was up riding with some friends that I sold a home to and even though they had 3 new riders we only had one sled get stuck, it was a smaller short track snowmobile so don’t worry. If you can find time to make it up I would suggest that you got to the top to unload or the Treasure Mountain Rd (Forest Service Rd 725) That way you will have varied terrain for all levels of riding.</p>
<p>The lower Rd, Fall Creek (FS road 39) is kind of limited. Unless you are very advanced and have a high power sled you will have to pretty much stick to the road.
