Galles Properties Celebrates 2011 Results With Marketing Retreat

The Galles Properties real estate team held its annual Planning Retreat in February – a great chance to regroup after a busy end-of-the-year selling season and chart a plan of action for the year ahead. Together, we celebrated the addition of Chris Liverett to the Galles Properties roster – as well as the election of Lindy Moore by the Pagosa Springs Area Association of Realtors as the 2011 Realtor Of The Year.

2011 held many more positives for the Galles Properties family of brokers. Together, the group led the Pagosa Springs real estate market in all major categories, including total volume sold, total volume sold priced over $500,000 and total volume sold priced over $1 Million. In fact, Galles Properties sold 56% of all properties closed over $1 million in the area. With 2011 now in the books, Galles Properties has sold over $79 million more in sales volume than our closest competitor since 2006.

Come to Pagosa Springs, The Snow is GREAT!

I was able to find a few hours on the day before Thanksgiving to make it up to Treasure Mountain for a little snowmobiling and am so glad that I did. For this time of year we have some great snow. The trails are looking great from all the people going up with the rental company’s and we have powder to play in everywhere.

I was up riding with some friends that I sold a home to and even though they had 3 new riders we only had one sled get stuck, it was a smaller short track snowmobile so don’t worry. If you can find time to make it up I would suggest that you got to the top to unload or the Treasure Mountain Rd (Forest Service Rd 725) That way you will have varied terrain for all levels of riding.

The lower Rd, Fall Creek (FS road 39) is kind of limited. Unless you are very advanced and have a high power sled you will have to pretty much stick to the road. We had a chance for a quick trip up to Mosca before the snow came last week and the colors were great. Only about 1/3 of the trees had turned then so I’m sure that if you went up right now you would still find it amazing. We took our ATV’s just for fun but you will be fine in any car as long as it has not rained in the last few days. One section of the road can be a bit bumpy so just take your time.

This Monday (10/10/11) we took a ride up the East Fork of the San Juan, AMAZING!!! We took our lunch for a quick picnic in Quartz meadow. I didn’t bring my fly rod and wished that I did because the river was looking great. If you are thinking about a trip up the east fork you will want a 4 wheel drive to go past the turn to Quartz off of FSR 667. Be sure to stop and take the easy hike to silver falls. Hunting season starts today (10/15/11) but don’t let that stop you from going out to enjoy this beautiful weather we are having. Wear some orange if you have it or other bright color if you don’t. Stay close to roads and have fun.

Quality Fishing in Town

I’ve been blessed to live in Pagosa Springs for over 4 years now. I was not a fly fisherman when I moved here but I did own a fly rod. I’m still not sure that I can call myself a fly fisherman yet, but I’m up to 4 rods and most times when I go out now I catch fish. Workingat Galles Properties with Stan Zuege has helped immensely, although the only time I got skunked last year was out fishing one of his sweet spots!

This summer I had the pleasure of helping release fish in Pagosa Springs on several occasions for the Pagosa Quality fishing project. Bruno from Ski and Bow Rack has been doing a great job with it and enlisting the help of kids and adults in town. We placed fish in the river 3 times this summer, and most of them were very big fish. I’m sure that many locals and visitors alike caught fish of a lifetime this summer as a direct result of the work and money put into this project.

Until this summer, nearly all of my fly fishing took place up on small secluded mountain streams, but stocking the fish here made me want to spend some time on the river in town and I’m glad that I did. It gave me a great opportunity to catch and release nice fish, meet great people and find one more reason to love living here.

Foreclosures in Pagosa Springs Stabilizing!!

In the first half of 2010, there were 125 foreclosure starts as compared to only 91 through the same time in 2011. This is an overall decrease of 27% comparing 2010 to 2011.

With overall sales volume up 18% in 2011 versus 2010 through June and the total number of transactions up 25% looking at the same periods, the Pagosa Springs market is realizing some nice momentum.

According to James Vincent, manager at Colorado Land Title Company in Pagosa Springs, “If the trend holds with foreclosures for the second half of this year, this may be one of the indicators that our market is stabilizing.”
